How a housing letter gets read in 2026
When your accommodation request lands, someone on the other side reads your letter looking for a reason to set it aside. Here's their checklist, and how a properly produced letter answers it:
The housing situations we cover
Apartments and rentals
The classic no-pet-policy exception. How it works →
HOAs and condos
Board-proof formality. The board playbook →
College housing
University deadlines and verification forms. Campus rules →
Existing disputes
Being denied or charged fees right now. The action plan →

California, Arkansas, Iowa, Louisiana, Montana: the statutory client-relationship period is built into how we schedule. We won't sell you a same-day letter where same-day letters are non-compliant.

Evaluations establish the “personal knowledge” §760.27 requires, by a clinician the statute's telehealth language covers.

Licensure in your state, license details in the letter, recency you can renew, and state-specific guidance with every letter.

Common questions
Current as of August 24, 2026.
Will this letter make my landlord accept my ESA?
No letter compels acceptance; anyone promising that is lying to you. What a scrutiny-ready letter does is remove every documentation objection, leaving your request standing on your state's law and the formal process. In most cases, that's enough; where it isn't, you'll know your escalation paths.
Does the letter cover pet fees and deposits?
The letter documents your disability-related need; whether fees can be charged is your state's call since May 2026. Several states still prohibit them, others no longer have federal enforcement behind the waiver. Your letter comes with your state's answer.
How fast will I have it?
Same-day email delivery once your clinician completes their review, except in 30-day states, where the statutory relationship period runs first. Housing deadline coming? Start now, not at the deadline.
Is this valid for my university's housing office?
The letter meets the standards university disability offices apply: state licensure, genuine evaluation, recency. And our clinicians handle school verification forms. Mind your campus deadline.
What if the clinician doesn't approve me?
Our clinicians make an independent determination, which is precisely why the letters carry weight when it counts. If an ESA isn't the right fit, you'll get the reasoning and what might serve you better, and you don't need to be sure before starting; the evaluation is how you find out where you stand.
Documentation that's ready to be checked
One genuine evaluation, your state's rules followed to the letter, delivered the same day the review completes.
